Termites
Anti-termite treatment
Mud workings running up a wall or over stored goods, and timber that sounds hollow when tapped.
No drilling of holes. No pumping chemical into the ground. Bait stations go in instead, and are inspected constantly until the colony has stopped feeding.
Landscaping, trees, and outdoor timber structures such as gazebos — as well as the building itself.
Their own description of the method: “A clean and orderly job.”
Cockroaches
General pest services
Live roaches after dark near water heaters, kitchens and service ducts — the warm, hidden places they nest in.
Gel bait rather than spray. The active ingredient is imidacloprid, which does not repel roaches, so they feed as soon as they find it. Placed as 5 mm spots into cracks and crevices, out of sight.
The site is cleaned thoroughly first, so the bait is not competing with other food. Bait is not placed on surfaces that get washed down.
Inspected after one month to check enough bait is still available — especially in heavy infestations near water heaters.
Rodents
General pest services
Droppings and greasy runways along walls, boxes and sacks. Rats travel a definite route and avoid open spaces, so the damage traces a line.
Rats are choosy and reject mouldy food. Worse, they develop bait shyness — one bad experience is communicated to the rest of the pack, and they avoid the bait from then on.
Placement matters more than quantity. They eat at familiar sites, need 15–30 ml of water daily, and multiply rapidly — so the water source is treated as part of the job.
Mosquitoes
Fogging — two methods
Thermal fogging. Hot fog through drains, gardens, car parks and open ground where Aedes breeds.
ULV mist fogging. Cold ultra-low-volume mist for indoor spaces, basements and store rooms, where a hot fog is not appropriate.

Ticks and fleas are part of the general pest service — most often called in for homes, condominiums and ground-floor units with pets or nearby strays.
Usually treated on a repeat cycle rather than once. Weekly through to yearly contracts are available.

The site is looked at and cleaned down before anything is placed, so bait is not competing with whatever else is on the floor.
Place, don't flood
Small targeted placements close to the population — gel into cracks and crevices, bait stations for termites. Less active ingredient, better result.
Come back
Re-inspected after a month, and for termites, kept under inspection until the bait stops being consumed.

Questions people ask.
No. The termite method is baiting — no drilling of holes and no pumping of chemical into the ground. Bait stations are placed instead, then inspected until the colony stops feeding.
Only products approved and licensed by the Pesticide Board of Malaysia. For cockroaches the active ingredient is imidacloprid, delivered as a gel bait rather than a spray, so only a small amount is applied and it goes exactly where the roaches are.
Spray was the standard tool for decades, but bait can be placed right next to the population. A far smaller amount of active ingredient achieves the same result — better for the client and for the environment. Roaches also avoid recently sprayed surfaces, which is why bait is not applied over them.
It helps a great deal. Cleaning the site thoroughly before treatment means the bait is not competing with other food sources. Bait is also kept off surfaces that are regularly washed down, because washing removes it.
Yes. Inspection is recommended after one month to make sure enough bait is still available — especially in heavy infestations, for instance near water heaters where it can be eaten out quickly. Termite baiting is under constant inspection until consumption stops.
